M3 Condos Soaring 258 metres into the Mississauga skyline, M3 Condos, at 505 Webb Dr., has nearly 900 residential units as well as seven levels of below-grade parking and a mix of indoor and outdoor amenities. (M3 Condos/photo)

M3 Condos - Kevin MacLean “Structurally, we’re now focused on completing the crown feature that will define M3’s distinctive profile. The building will also house what will be the largest tuned mass damper in Canada, and will likely remain the largest TMD for quite some time,” said Kevin MacLean, principal at RJC Engineers.
“Our work on the lateral load resisting system and the implementation of such a large TMD is an incredible piece of engineering that will quietly work behind the scenes to keep residents comfortable during both frequent and rare wind events. Fun fact: M3 has similar wind demand as our One Bloor West project (in downtown Toronto), which is 20 per cent taller, because M3 isn’t shielded by other tall buildings.”

M3 Condos - Daniel Snodgrass “As someone born and raised in Mississauga, it’s exciting to help bring such an iconic landmark to life in my own city. M3 isn’t just tall, it’s one of the tallest inclined buildings in the world, with its northwest corner set back 14 metres,” said Daniel Snodgrass, an associate at RJC Engineers.
“That kind of engineering challenge is rare, and it’s been rewarding to solve. By incorporating features like thicker structural walls on one side of the building and thinner walls on the other, and a tuned mass damper, we’ve ensured it will resist high wind loads while maintaining occupant comfort in a truly unique tower.” (M3 Condos/photo)
